How Demilec Products Fail – and How We Fix Them

  • Heatlok HFO High-Lift shrinkage and delamination. Heatlok HFO is a closed-cell spray foam Demilec pushed hard for California attics. The problem is when it’s installed over a substrate that wasn’t fully dry, or when the attic hits sustained 140-plus degree roof-deck temperatures in August, the foam can pull away from the rafters in sheets. The homeowner notices a musty smell or a sudden spike in cooling cost. We remove the delaminated sections back to clean wood, assess whether the remaining foam is still adhered, and re-insulate as needed.
  • Sealection 500 open-cell water retention. Sealection 500 is Demilec’s open-cell product, and open-cell foam is a sponge. A small roof leak or a bathroom fan vented into the attic instead of through the roof will saturate it. Once open-cell foam holds moisture against the roof deck for more than a few weeks, you get mold and sheathing rot. In Los Angeles, we see this most in older Valley homes where re-roofs happened before 2005 and nobody updated the venting. We remove the saturated foam, dry the cavity, and address the moisture source before anything goes back in.
  • Demilec blown-in fiberglass settling below R-value. Demilec’s fiberglass loose-fill, sold under names like Attic Guard, settles. Spray foam is mixed on-site through a heated hose, and if the A-side and B-side chemicals are off ratio, the foam never cures correctly. It stays soft, smells chemical, or has visible dark streaks.
