Icynene Attic Air Sealing Nationwide

Icynene Attic Air Sealing: The Los Angeles Owner’s Guide

We stock and install Icynene-compatible attic air sealing throughout Los Angeles, with most complete air sealing jobs running $1,100 to $2,800 depending on attic size, existing seal condition, and how many penetration points need treatment. Same-day and next-day appointments are available in most L.A. neighborhoods, and every job gets a written price before work starts. The call usually comes in one of two ways: a homeowner notices a room that won’t hold temperature no matter what the thermostat says, or an energy bill climbs three months in a row without a change in usage. Both point to the same thing in our line of work: air moving through the attic where it shouldn’t.

A quick note so nobody gets the wrong idea: Alden Attic Insulation is an independent service provider. We install Icynene products and we’re familiar with how that foam behaves over time in Southern California attics, but we’re not affiliated with the manufacturer. The good news in that is simple: when something fails, we diagnose it without a brand loyalty blindfold on.

Which Icynene Models This Applies To

Icynene’s spray foam product lines fall into two broad families: open-cell (Icynene Classic, Classic Max, and ProSeal) and closed-cell (Icynene ProSeal LE and MD-series variations). Air sealing failures show up differently in each. Open-cell foam stays softer and more forgiving as the house settles; it typically fails at seams and around recessed canister lights where the foam was applied too thin originally. Closed-cell foam is rigid, and in Los Angeles’ hot attic summers it can pull away slightly from framing as the wood expands and contracts through 40-degree temperature swings.

The compatibility gotcha we see often: Icynene ProSeal and ProSeal LE are not interchangeable with each other for touch-up work. Closed-cell foam layered over open-cell in a repair creates a condensation line where the two densities meet. If you’re unsure what’s in your attic, check the top plate in the corner nearest the access hatch. The original installer usually wrote the product name and install date there with a Sharpie. No label? We identify it by density and cell structure on the first visit, before any work is quoted.

For an OEM-equivalent aftermarket option, certain Icynene-compatible sealants are cross-listed under the Demilec and CertainTeed product lines, but unless you’ve got a reason to switch, matching the existing foam family is almost always the right call.

Signs Your Icynene Attic Air Sealing Is Failing

  • Second-floor rooms run 8 to 12 degrees warmer than the rest of the house in August. This is the most common call we get in Los Angeles. The seal along the attic perimeter has opened, and hot air is pouring into the conditioned space through the ceiling plane.
  • Dust accumulates faster than it used to, especially around ceiling fixtures. Air leaking from the attic carries fine particulate matter with it. If you’re dusting more than twice a month, the attic envelope is no longer airtight.
  • You can feel a temperature difference at the attic hatch. Put a hand near the pull-down ladder or access panel. If the air around it feels like the attic air, the gasket and perimeter seal have likely failed.
  • Energy use climbs in summer without a change in thermostat settings. L.A. Department of Water and Power bills show monthly usage history. A consistent upward trend June through October points to a sealing failure, not a rate change.
  • The foam itself is cracked, separated from the framing, or has turned dark brown or black. Discoloration means the foam has been exposed to heat and air movement for an extended period. In a Los Angeles attic, that can happen in as few as five to seven years if the seal was never properly protected from direct sun through gable vents.

Replacement Cost & What’s Included

For Los Angeles homes, a full Icynene attic air sealing replacement runs $1,100 to $2,800 installed. Smaller attics with straightforward access and few penetration points land at the lower end. Homes over 2,500 square feet with cathedral ceilings, recessed lighting, or original 1970s framing that’s settled out of square run toward the higher end.

What the price includes: a full inspection of the existing foam and seal condition, removal of deteriorated material where needed, prep and cleaning of the bonding surface, application of the correct Icynene-compatible sealant matched to your existing foam family, and a written guarantee valid for 365 days through our 365-Day Done Right Promise. If the seal fails within that year, we return and make it right at no charge. The written price you approve before work starts is the number on the invoice. That’s the Garrison Standard, and it applies to every Alden job in Los Angeles.

DIY or Call Us?

There are three things a homeowner can safely check before calling: visual cracks or separation in the foam, obvious gaps around ceiling fixtures, and the air temperature difference at the attic hatch. Identifying the problem is the safe part. Fixing it is where DIY goes wrong. Spray foam air sealing requires matching the density and cell structure to the existing material, controlling application temperature (foam behaves differently at 55 degrees than at 105 degrees, and L.A. attics hit 140 in summer), and knowing which framing joints actually need treatment.

Do it wrong and two things happen: the seal fails again within months, or worse, closed-cell foam applied over open-cell creates a moisture trap inside your ceiling. That’s a repair that goes from $1,200 to mold remediation. If you see gaps but can’t confidently identify the foam type, call (254) 272-5876 and we’ll send a technician who can.
